COMPETITIVE ANALYSIS

Afterward, we will use Google Earth to create a virtual report on the home and its position as it relates to the current market, including homes that are currently on the market and those that have recently sold in the neighborhood. 

 

Upon understanding the particular nuances of the property we will discuss with the seller an effective pricing strategy.

 

STAGE YOUR HOME

Next up are the visuals, the most important step, in our opinion. Each home has a specific personality that speaks best when seen through a buyer’s lens. The focus is to create an experience that appeals to and entices the widest audience, attracting them to your property. What is it like to live there? Why will buyers fall in love with it? By showcasing prominent features using photorealistic and real-life staging we will highlight the property’s strengths. Part of our visual process will include either a custom video as part of our PEEK IN home tours or a 3D virtual tour.

 

CURATE THE NARRATIVE

All of this prep work would be meaningless without a highly crafted narrative. We work with our in-house copywriter to craft the entire buying experience, highlighting the features that make your home stand out from the rest. We create a custom floor plan for every property that offers buyers a precise understanding of exactly what your home has to offer.

 

LIST YOUR HOME

After all of that, and only after, do we list your home. It is syndicated to all top real estate websites locally, nationally, and throughout the world. We also promote it to our relationships in the real estate community including other top agents in the marketplace, as well as create intriguing social media content to elicit more engagement from our loyal followers. But wait, we are not done yet!

 

We still have to show your home to potential buyers, right? Our goal is to be as available as possible to accommodate each showing and will communicate in a timely manner to do so.  Every so often, and especially in post-Covid times, buyers are not able to visit the property in person, in those cases we offer virtual showings.
