Rental Process
Thank you for your interest in applying for one of our exclusive rental listings. The application process consists of two key steps: Landlord Review and Board Package Submission. Please review the instructions below carefully to ensure a smooth application process.
Step 1
Landlord Review
To begin, notify the listing agent, who will provide you with an online rental application link. A non-refundable $20 application fee is required. You will need to upload the following documents:
1. Full tax returns for the past two years
2. The last three months of bank statements
3. The two most recent pay stubs
4. An employment verification letter
5. A landlord verification letter
6. A government-issued photo ID
• Note: All occupants aged 18 and older (including guarantors) must submit a separate application, complete with a credit check and photo ID.
• A criminal background check will be conducted following the landlord’s conditional approval of your application.
Applications are processed on a first-come, first-served basis when complete and with agreed-upon terms. Incomplete applications will delay processing.
Step 2
Board Package Submission
Proceed to this step only upon the landlord’s direction.
You will receive a digital link to complete the board package. At this stage:
• All fees (including the first month’s rent, security deposit, building fees, and broker fee, if applicable) must be paid.
• Required insurance policies, as outlined in your lease agreement, must be secured.
Please note that the board’s review and approval process may take time, so consider this when planning your lease start date.
Building Fees
Building fees are determined directly by building management and the HOA and are subject to change without notice. Locate the building of interest below for a detailed list of associated fees.

- Non-refundable Consumer Credit Report Fee: $125 per applicant

- Refundable Move-in Deposit: $1,000
